About the leak in the winter and not in the summer, it maybe due to loose shingles on the roof. During a winter storm the snow or freezing rain might get up under there and freeze. This can cause some build up then when the temperature goes up it melts and leaks into the house.
I would have gotten better pics of the '60 Ford but it wasn't in the parking lot and I can't leave store property while on the clock. I'm always keeping an eye out for wagons and thinking of the Forum. A lot of the time I can only get on and read stuff while taking a break. I know that when the roof was last worked on it was done in a rush due to constraints. The landlord has been doing work on it when he can but he is very busy and lives on the other side of the state. He was very glad to hear that I like fixing things and is going to bring materials by asap so that I can do some work. Rumor has it many people have swam in Lake Michigan with their boots on! Fannie and Zoe are correct about the roof leaking more in winter. Water will usually run downhill and off. Snow and ice will pile up and sneak thru cracks and small holes. By the way just because you see a leak at the left front corner of a room does not mean the leak is not on the right rear corner. Melting snow and ice also runs downhill.
It's not leaking today so don't worry about it. Our shingled roof had some shingles pulled loose after a small tornado and during the remnants of an earlier hurricane. Had more tiny leaks than we realized. I was saving my company stock for a rainy day. Ended up having a metal roof installed like many do down here. Worked out great and we did our own garage a month later. Been over four years now. No leaks. But everytime we have a lightning storm I hide in a closet. Over the years we've lost several trees from lightning strikes. So far we haven't had any ice or snow build up on the roof.
Didn't have to worry too much about 'snow load' or snow build-up on the roof causing leaks - down in southern California. I did worry about it a bit last winter when a large snowfall build up about 8" on the roof. Luckily, the house was built in 2005, so it survived just fine.
All they have to worry about in southern California is if the roof is going to cave in a crack in the ground! And here in Florida mostly will it blow off in the next hurricane.
