Need some house karma

    Long story shot

    House is for sale for the second time

    Did a (non -successful) rent-own after 2.5+ years the people called and walked out with 11 days notice!

    No stress in my life, now after cleaning up a big mess, having the Realtor say they cost us 8-10 k in value loss.

    It is now listed again.

    MLS#55107866

    we need to sell by July1 or have to rent(can't afford 2 mortgages with out the income.

    After cleaning and some fixes it is listed for $149,500

    send the good thought karma thing my way!

    That's a pretty nice looking place. I'm definitely living too close to Toronto. The Mrs and I are house hunting now and looking for something not unlike what you're selling. A house that size with a lot like that is $400,000 to $450,000 in these parts.

    With the kids on their own we moved back to the family home where i grew up.

    Had a 2 year rent-own deal go bad with 2 extensions.

    Now we try to sell again.

    Had a showing mon am they thought they could do better down the road with new windows etc...next.

    On the other side i have a commitment to rent while its for sale starting july1.

    that will be a big help.

    Here we are once again forgot about this thread to update it.

    #2 renters turned out to be the worse chrackhead drug dealers in the area the property became on the red list with the RCMP 4 cars respond to address when called (great for property value)

    finally got them out

    #3 was a co worker of the wife who was going to buy in 6 months ...15 months later she says she's moving out .

    called friday when she went to the house water was running down the stairs stupid..... let the oil run out and a pipe froze when we got there the upstairs crapper had 1/2" of ice in it and a split pipe somewhere (he turned the h2o off ).

    We again have listed it for sale and WILL NOT rent it again she has 3 months to sell or we have to give it back .

    I'm on long term with pension till 2016 with my knees no surgery till 65+ in the spring start retraining for what i don't know yet but can't go back to the heavy labor i was doing.

    So once again we are stressed out with this stupid albatross house.

    will update with what happens next.

    Hope it sells for you. If I understand, you are planning to rent it and/while it is listed for sale? I really don't think that is a good idea as that is not very inviting for stable tenants.

    Renting out is hard, since I got sick a few years back we dumped $10k into our unused basement suite that stayed vacant for 2 years after my daughter moved out....you have to spend $ to make $ and I can personally vouch that when you are broke it can be hard and expensive but things like the windows you mentioned and the other house having new windows sounded like that was the deal breaker. It is those things like that, that people look for unless you price the house as a fixer upper:juggle:

    The more I read these sad tales and the more I see what houses are selling for the more I am happy for what we recently bought back in Illinois. As much as I don't wanna move back age and laziness win again.:slap:
    Many of you wouldn't believe what we got the perfect little house on the very edge of town for, complete with furniture and extras just because it was a quick sale and the nursing home gets the procedes.
    Sometimes being lucky and cute pays off.
    :yup:
    Comes with everything you see and much more. Plus we got new vinyl clad windows and new septic system.
